Page 22 done. I'm just posting in here so I can find where I'm up to immediately without searching through the thread.

Its also cool going through the thread re-reading it and seeing how many things I had to compromise on along the way. It wasn't always posted in the thread but there were daily decisions that meant I wouldn't be able to do something else that I had in mind, not just in the gamesroom or batcave but all over the build.

Even though we had plans, its interesting that sometimes you get to a point in the build where you go 'this is going to cost 10x what this other solution is, but you miss out on X' and invariably I had to take those cheaper options a lot. Eventually those options create an unintended problem and you have to make a compromise you didn't want to make.

You've no idea how tempted I am to rip the entire backyard up and revisit the batcave, but its going to need to wait another 8 years or so

Absolutely phenomenal!

I'm just trying to find a builder to do a small (by comparison) underground room close-ish to the house and have already had one drop out.

I can't imagine how hard yours was to do. All the problems you had, I'd not be surprised if your other half wants to scream "it's not worth it!".

Find a specialist. The builder I used had to do it because it was just one small part of the build. Trust me they didn't want to. I would have preferred the build be done in Dincel, with a Bondek roof. The builders didn't feel comfortable using Dincel because it was a relatively new product at the time.

The biggest cost is excavation. However in my case it was cheap because I'm on at least 10m of clay, and could reuse the spoil on-site. It still cost at least 2x what building above ground would have. Hit rock and that goes out the window, you could end up at 4x very easily.

My advice is to go as big as you can afford. Dig once. It's actually an easy job once you've got the hole dug.

You may not be able to get multiple quotes, I know I couldn't, builders just looked at me like I was nuts. They don't want to warrant it because they know it will eventually leak (all basements do to some degree given enough time) and Aussies aren't use to that like Americans are. Not to discourage you because I have no regrets. In fact if i ever build again I'll do another underground room, only scarily bigger.

Here is some more inspiration for this type of build: https://mathisarcade.wordpress.com/construction/

This thread is insane. I have spent so long reading it and loving the photos as have an interest in construction. Cannot wait for pics restored from page 23 onwards. This project was truly amazing and what a credit to you Leigh. The thread started before I even purchased my first pin and cannot believe I haven't seen it until now, some 800 posts later. Fantastic effort. Looks simply stunning.

I'm up to page 29.

Its great reading all the feedback and comments in this thread, fantastic if I needed a pick me up. Staggering to think looking at the first images of the layout for the fairfax guys (which I had forgotten about) how many times between, Dan, Edy, and myself the layout has been changed down there.

Done - all broken links (that I can fix) are sorted.

The room has been in flux since the last Batcave was held (2yrs ago this May). The layout is similar, but I've been waiting for the lift to go in before I finalised the location of all the games due to the amount of mess that will no doubt be created with the lift install. Haven't got round to doing that yet but the lift is now locked in.

For many reasons I had to move my 10ft pool table downstairs, I've now got a couple of lounges in there so its more of a livable space. But I need more space for games. Ideas are percolating.

I don't think the gamesroom is finished yet.

Been a while between drinks - gamesroom has sat idle now in a sorry state for over 2 years. More of a traditional gamesroom now too than a pinball sanctuary.

Batcave is worse ... but wait, what is going on down the end:

Could it be? The Batcave may yet live again?

Crack repair. 30MPA (density used for tanks ... also basements) is prone to surface cracking. There was one decent crack running the length of the room, and then a number of radial cracks that I would consider superficial. They cut them all out and replaced with whatever that gear is (I didn't ask, assume some sort of epoxy). The floor is going to eventually be coated in polyaspartic, so you won't see it.

Oh ok so nothing bad then, thats good, When I saw it I thought you must have had a ground slip or still fighting the the water seeping issues.
